Overview

Maintenance workers, also known as repair workers, fix and maintain mechanical equipment, buildings, and machines. Tasks include plumbing work, painting, flooring repair and upkeep, electrical repairs and heating and air conditioning system maintenance.


Duties

Facility Maintenance:

  • Conduct routine inspections of buildings, facilities, and grounds to identify maintenance needs, safety hazards, or potential issues.
  • Perform repairs and maintenance tasks such as plumbing, electrical work, carpentry, painting, and HVAC system maintenance.

Equipment Maintenance:

  • Inspect, troubleshoot, and repair machinery, equipment, or systems, including motors, pumps, generators, and tools, to ensure proper functioning and safety.
  • Conduct preventive maintenance tasks, lubrication, and calibration of equipment according to manufacturer guidelines or maintenance schedules.

Groundskeeping:

  • Maintain outdoor areas, including landscaping, lawn care, snow removal, and pavement repair, to ensure a safe and aesthetically pleasing environment.
  • Clear debris, trim trees or shrubs, and perform pest control measures to enhance the appearance and functionality of outdoor spaces.

Safety and Compliance:

  • Ensure compliance with safety regulations, building codes, and environmental standards when performing maintenance activities or making repairs.
  • Identify and address safety hazards, fire code violations, or accessibility issues, implementing corrective measures as needed to mitigate risks.

Documentation and Reporting:

  • Maintain accurate records of maintenance activities, repairs, inspections, and equipment service history using maintenance logs or digital tracking systems.
  • Report maintenance issues, safety concerns, or repair needs to supervisors or management, providing timely updates and recommendations for improvements.

Qualifications

  • Previous experience in maintenance, facilities management, or a related field is beneficial but not always required.
  • Knowledge of building systems, mechanical systems, and maintenance techniques for plumbing, electrical, HVAC, and carpentry work.
  • Proficiency in using hand tools, power tools, and specialized equipment for repair and maintenance tasks.
  • Basic understanding of safety regulations, building codes, and environmental guidelines applicable to maintenance work.
  • Physical stamina and strength to perform manual labor, lift heavy objects, and work in various weather conditions.
  • Problem-solving skills and the ability to troubleshoot issues, diagnose problems, and implement effective solutions.
  • Communication skills to interact with coworkers, supervisors, contractors, and occupants courteously and professionally.

The Maintenance Person position requires a versatile and resourceful individual who can perform a wide range of maintenance tasks, repairs, and upkeep activities to ensure the safety, functionality, and appearance of buildings, facilities, and equipment. They must possess technical skills, attention to detail, and a commitment to quality craftsmanship to excel in this role.
