Overview
Maintenance workers, also known as repair workers, fix and maintain mechanical equipment, buildings, and machines. Tasks include plumbing work, painting, flooring repair and upkeep, electrical repairs and heating and air conditioning system maintenance.
Duties
Routine Maintenance
- Conduct monthly walkthroughs to identify maintenance needs. Check for signs of wear and tear (walls, ceilings, floors).
Repairs
- Repairs involve maintaining and restoring various elements to ensure safety and functionality. Perform general repairs, including plumbing, electrical, HVAC, and carpentry work.
Cleaning
- Maintain cleanliness of common areas and ensure proper waste disposal.
Emergency & Safety Compliance
- Ensure compliance with health and safety regulations, conducting safety checks as needed. Respond to maintenance emergencies and urgent requests promptly.
Record Keeping
- Maintain accurate records of maintenance work, repairs, and inventory.
Collaboration
- Work closely with other maintenance staff and departments to coordinate efforts and improve building operations.
Qualification:
- High school diploma or GED; vocational training or certification in a relevant field (e.g., plumbing, electrical, HVAC) is a plus.
- Prior experience in building maintenance, construction, or a related field is preferred.
- Knowledge of building systems and maintenance practices.
- Ability to troubleshoot issues and develop effective solutions.
- Strong focus on quality and safety in maintenance tasks.
- Capability to perform physically demanding tasks, including lifting and standing for extended periods.
- Good verbal communication skills for interacting with tenants, staff, and vendors.
